Performed fall maintenence on BOTH units. Both units are heating as intended. All safties are operating as intended as well.
Performed Commercial Maintenance. After diagonsising and testing both systems are operational as intended.

Replaced flue pipe.
Chemical clean evaporator coils and condenser coils both systems cooling at this time.
Performed maintenence on BOTH units for this establishment. Replaced filters and belt. Discovered both units dirty on the evaporator coil and the condensing coil. Recommend a cleaning for said unit. Estimate has been sent
Customer had ceiling damage from a water leak on the primary drain line. Drain line was not glued and had come apart. Re- glued and tested drain pain and secondary for water leak. Both are fine at this time and not leaking. However drain pan has become rusty and I would recommend replacing.
Performed fall maintenence on unit. All Furnace safties are operating as intended, did notice that the cooling side is still a R-22 system. Highly recommend switching to 410-A as R-22 has been phased out.
Preventative maintenance on 2 electric heaters. Replaced filters. Checked Amp draws and electrical connections.
Zome 1 was not notnreceiving 24 volts. Zoning bored replaced (customer supplied bored) reconnected thermostats to redlink wireless bored.
Replaced all 8 filters in both units. Units functioning and cooling. Quarterly maintenance done.
Replaced secondary drain line to fix the broken old one.
Came out to verify coil needed to be swapped. Found compressor not working and out of warranty. Customer said house was cooling fine until sunday. Recommend new condenser. Couldn't verify pressures as unit was not functioning correctly.
Water damage on ceiling to loving room. Apon further inspection found the primary clogged and the secondary pipe had snapped in half above where all the water damage was. Blew out the primary to allow proper drainage and will get confirmation about if we are replacing secondary drain line. Drain line currently black flexible hose, will go back in with pvc. Tennant is aware the hose is still broke, if decided to run the system until secondary is fixed temperature pro is not responsible for further damages.
Nothing was working when I got here. 24 volt fuse was blown. Traced the problem back to the contactor which got replaced and everything is up and running. 86 in the house when I left
Upon arriving the outdoor unit was not running. I checked the capacitor on the motor and compressor and the motor capacitor was low. After further inspection the motor had cut the wires and cut the inside fins to the condenser. Removed all wires and repaired wires and ran new high voltage wires from motor to contactor and new capacitor. Replaced capacitor with new Turbo capacitor. Tested system and unit running properly at this time.
